Loan Pre-Approval

After speaking with a lender and obtaining a pre-approval, we will know what priced home you qualify for and can start your home search!

Home Research

Once you have that pre-approval, we are ready to start researching homes. You will tell me your deepest desires, and I will find the best options for you.

Home Tour

My favorite part! I will set up an itinerary for you and off we go to view your potential dream home, second home, investment property or land purchase!

Offer Time

If you love it, I will negotiate on your behalf and find out all of the nitty gritty details! I will write up that contract and do everything in my power to make a deal happen in your favor.

Escrow and Closing

Once we are in escrow, I will continue to negotiate, personally schedule and oversee all inspections, communicate thoroughly with all parties and execute contracts all the way to closing!

Technically, no. However, it would be tragic for you to tour a home, fall in love with it, envision a life there, manifest it and then come to find out that it is well over budget once you speak with a lender. Let’s set ourselves up for success, not heartbreak!

California requires a form called the “BRBC” or the “Buyer Representation and Broker Compensation” Agreement. This contract is indeed required by every agent in the state and buyers must sign legally before entering a home with an agent. The purpose for this form is to outline agent duties, relationship type and compensation. This form is very flexible in that we can agree for me to be your agent for however long you’d like, even just for the day! This agreement also helps guarantee that if on a very rare occasion, a seller decides not to pay a buyer’s agent commission, then the buyer will. As much as I love my clients, I do have a baby to support, and society says I need to make money! I will be happy to answer any and all questions about this form before our tour date!

Absolutely not! There are many loan options available for people in all sorts of situations. However, I would recommend working on good credit, staying employed in the same job realm for an extended period of time, not making big purchases, lowering any debt and saving up a solid chunk of money, the amount depends on which loan you get. Yep! The homes are all custom and many have so much character! There are also more inspections during the escrow process, which is a great thing for you as a buyer to ensure that the home is up to code in every way!

Nope! This inspection is not required in our little pocket of Riverside County. During the escrow process, we will instead, request that the sellers pay for an “Abatement Inspection” from the local fire department that will either pass or fail. The goal is that the seller will fix the issues until it passes before moving forward on the purchase, however, it is not required during the sale. The escrow office will send an abatement checklist for once a home is purchased. Then as a new homeowner, it will be up to you to make sure that check list is up to date, as the local fire department does do inspections throughout the year.

Everyone in Idyllwild has the California FAIR Plan for fire insurance. I will connect you with an insurance broker who is very knowledgeable about this insurance and will help you every step of the way!

Idyllwild is a gem. It is different from areas such as Big Bear because there simply is not as much hustle and bustle. It is a beautiful and peaceful place to call home. It snows, but not excessively. There are small art and music festivals, and a strong community vibe. The only real way to know if this is the place for you, is to spend some time on the mountain, check out the epic and scenic hikes such as Ernie Maxwell trail and grab a beer at the Idyllwild Brewpub, overlooking strawberry creek. There is so much to love, just come visit and I’m confident you will see all of the wonderful things this area has to offer.
